The boy and I are beginning our search for a home to call our own. Unlike many of our friends who have courageously left the magnetic force of London for leafy pastures new, we have found ourselves unable to leave London's capricious clutches.
Whilst we have a number of locations in mind, which all capture our never-ending wish list, as London is the place where value for money goes out the window, we have had to be realistic (cue retracting of Rightmove search for five bedroom house in St John's Wood).
Having spoken to friends who have recently bought a home in the capital, the most common pieces of advice have been to a) learn to lower one's expectations and b) be prepared to forgo at least one of your criteria.
With this in mind, I have compiled a new list, made up of a mere five items that I am under no circumstances willing to sacrifice.

1. Within walking/cycling distance of a lovely patch of green (Hampstead Heath, Regents Park, Alexandra Palace, Highgate Woods).

2. The high street of dreams with cafes, boutiques, bars and restaurants all on your doorstep. (Upper Street, Islington, Crouch End Broadway, West End Lane, West Hampstead, Marylebone High Street)

4. For those of you who know me well, I am a dinner party fiend so a large open plan kitchen-dining room is a must.
